HUD Makes Good Faith Estimates BelievableIf you’ll be buying a house this year, you can expect to have a better sense of what your closing costs will be. The Department of Housing and Urban Development has made significant changes to the Good Faith Estimate. The document used to be a tool lenders would give to borrowers early in the home buying process so they’d know how much house they could afford. Phil Dynan: Our Feb Guest ArtHop ArtistJoin us Feb 13th from 6pm to 9pm at 1647 Court St. for ArtHop. Our guest artist will be Phil Dynan. Phil is a local contemporary artist and author. He recently was the lead artist in an art exhibition at UC Davis International House titled “ Between Worlds: PTSD and Other Effects of War”. Do you think 2010 will be better than 2009? Most surveys I have seen have discovered an overwhelming positive attitude across the country. In an ongoing MSNBC poll over 71% responded yes. Of course time will tell. Most of the people I have asked locally have also been overwhelming positive. Contact me ..I’d love to know your thoughts and be able to share mine with you.
Home Prices Return to 2002 Pricing
With the normal variance in pricing that goes along with where a property is physically located, overall the “bubble” has really only popped back to 2002 prices. Most homes, when 2009 is compared with 2002 sales prices, actually show near the same value or even slightly above. The stats above show a low point so far in active listings. This means that with less competition out there that if you are considering selling your home, this may be close to the best time. If you are considering buying property we seem to be moving along the bottom in many price brackets. Contact me for more information.

Home Sales Surge in Markets across the Country
November 2009 was a positive month for the real estate industry as home sales surged in a majority of markets across the country. Spurred by low prices and the extended and expanded home buyer tax credit, home sales were up in Las Vegas, Nevada; Ohio, the Midwest; and upstate New York, according to reports late last week.

Less competition in the market over holidays
Recent good news about the housing market has many home buyers wondering whether now is a good time to buy. For example, home sales activity increased 9.4 percent nationally in September, a 26 percent increase from a low point in January, according to the NATIONAL ASSOCIATION OF REALTORS®. Fannie Mae Announces Deed-For-Lease Program
On November 5, 2009, Fannie Mae announced its new Deed-for-Lease Program (D4L) that allows eligible borrowers facing foreclosure (or their tenants) to stay in their primary residences. Under D4L, the borrower transfers ownership of the property to the lender through a deed-in-lieu of foreclosure and the borrower (or the tenant) signs a lease for up to 12 months. The program is designed for borrowers who do not qualify for other workout solutions, including modifications, or who do not meet their obligations under the modification. 1. Buyers tend to be more serious during the holiday season. Many seeking tax advantage before end of year.
2. Less competition. Many sellers wait until 1st of new year.
3. Homes usually present better and are more welcoming to buyers because of Holiday decorating, cooking, etc.
4. Interest rates low …. may rise after first of January 5. Competition increases after January 1st. Many sellers erroneously believe they need to wait until the new year to sell. Inventory of homes increase 6. You get a marketing head start. Buyers and agents become familiar about your home early, before the new year.
